The project is based on a series of circumstances that make up a complex starting situation, which involved a plot of land of a shape and dimensions that were very difficult to tackle, the presence of two historic buildings with various additions that needed to be repaired and a façade facing the sea that at the same time formed part of the image of the city.

The strategy to be followed will be to propose the total occupation of the plot, which allows a series of advantages: the whole programme is easily accessible and is developed mainly horizontally, the ground floor is freed up and the conflictive meeting points of the buildings are cancelled, the projected volume is low in height and allows the old building to overlook the sea, the façade is a homogenous backdrop with freedom to act on it… As a consequence of this approach, a series of openings emerge that will give light to the interior, the vertical ones will appear as courtyards and the horizontal ones as large viewpoints, combining views and sunlight.
